The Silent Leak: Why Your Chimney Stack is the Weakest Link in Your Roof

In my experience at Hallmark Roofing, 9 out of 10 “mystery leaks” in Cork aren’t coming from the roof tiles at all. They are coming from the most exposed, most neglected, and most vulnerable part of your home: The Chimney Stack.

Because the chimney sits at the highest point of your roof, it takes the full force of Atlantic gales and driving rain. If it isn’t 100% watertight, it acts like a vertical funnel, bringing moisture directly into the heart of your home.

1. The “Wicking” Effect: How Perished Mortar Acts Like a Sponge

Most people think water only enters a house through a hole. In reality, water often “creeps” in through a process called wicking (or capillary action).

Traditional chimneys in Cork were built with lime or sand-and-cement mortar. Over decades, the wind and rain “scour” this mortar, making it porous and sandy. When it rains, this perished mortar doesn’t shed water; it absorbs it.

Once the brickwork is saturated, the moisture travels inward, soaking the internal masonry. This is why you see dampness on your leaking chimney breast downstairs, even if there isn’t a visible “drip” in the attic.

The junction where the brickwork of the chimney meets the slope of the roof is the most technical part of your entire roofing system. It is sealed with lead flashing (the apron and the step flashings).

Lead is a fantastic material, but it has a lifespan. After 30 to 40 years of expanding in the summer sun and contracting in the winter frost, lead develops “fatigue cracks.” These cracks are often invisible from the ground but act as open doors for wind-driven rain.

The Fix: We replace perished lead with Heavy-Duty Code 4 or Code 5 lead. We don’t use “flash-band” or sticky tape fixes—we tuck the new lead deep into the masonry joints and seal it with high-grade roofing slate to ensure a 50-year seal.
