Signs Your Roof Needs Repairing

Most roof problems are visible before they cause serious damage inside the house — if you know what to look for. These are the most common warning signs we encounter on Cork properties:

Water stains on ceilings or walls. Brown or yellow staining on an upstairs ceiling or on a wall adjacent to the roof line is one of the clearest indicators of water ingress. Don't wait for it to get worse — by the time staining appears inside, water has usually been getting in for some time.

Missing, cracked, or slipped slates and tiles. Even a single missing slate creates an unprotected entry point for water. Multiple missing or visibly displaced slates indicate a roof that needs prompt attention — particularly before the next bout of heavy rain or high winds.

Visible daylight in the attic. If you go into your attic and can see pinpricks of light through the roof surface, there are gaps in the slates or tiles that are allowing water in. This is one of the most reliable ways to self-diagnose a roof problem.

Moss and lichen growth. Heavy moss covering — particularly on north-facing slopes — retains moisture against the roof surface, accelerates deterioration of slates and tiles, and blocks water drainage. It's a sign the roof needs professional attention even if no leak is immediately apparent.

Sagging or uneven roof surface. A roofline that dips, sags, or appears uneven from the ground can indicate failing timbers or structural movement beneath the slates or tiles. This needs urgent professional assessment.

Deteriorating ridge tiles. Ridge tiles at the very top of the roof are held in place by mortar that erodes over time. Loose or missing ridge tiles are a common cause of leaks and, in high winds, can become a safety hazard if they fall.

Failed or lifting flashings. Lead flashings at chimney bases, in valleys, and around skylights are a frequent failure point on Cork roofs. Lifting, cracked, or pulled-away flashings allow water to enter at the most vulnerable junctions of the roof.

Damp or mould in the attic. Condensation and mould growth on attic timbers or sarking felt can indicate either water ingress through the roof or inadequate ventilation — both of which need professional assessment.

Very impressed with Hallmark Roofing. After being let down by several other firms, who arranged to come to assess the job, but didn't even turn up (some more than once) Pat came exactly when he said he would.
