Every year without fail, the calls start in October. A tile blown off in the first autumn storm. A chimney flashing that’s finally given way after three years of creeping deterioration. A gutter so blocked with moss and leaves that the water has been running back into the fascia for months. A flat roof on an extension that was always going to go — and went the first time the temperature dropped below five degrees.
By the time the phone rings, the damage is done. The water is in. The ceiling is stained. The repair is now twice what it would have been if the problem had been caught in August.
I’m Patrick O’Sullivan from Hallmark Roofing. We’ve been working on roofs across Cork city and county for over 15 years. This guide is the same advice I’d give to a family member — exactly what to check, what to fix before winter arrives, and what the warning signs are that something needs professional attention before the Atlantic storms make it an emergency.
Cork gets hammered in winter. The properties that come through it without incident are the ones that were looked at in summer and autumn while the weather was still manageable. This is that checklist.
Cork is one of the wettest cities in Ireland. The Atlantic weather systems that roll in off the southwest bring persistent heavy rain, wind speeds that regularly exceed 80km/h during named storms, and temperature swings that go from mild and wet to sharp frost and back again within days. That freeze-thaw cycle — water getting into hairline cracks, freezing overnight, expanding, and widening those cracks — is one of the most destructive forces acting on roofing materials across the county every winter.
Add to that the coastal salt air that affects properties from Cobh and Kinsale to Clonakilty and beyond — which accelerates the corrosion of lead flashings, iron fixing nails, and mortar joints — and you have a combination of conditions that is genuinely more demanding than what roofs face in most other parts of Ireland.
The good news is that Cork roofs, when properly maintained, handle this climate without issue. The key word is maintained. A roof that hasn’t been looked at in two or three years going into a Cork winter is a roof taking a gamble.

This is the single most important thing on this list and everything else flows from it. A professional roof inspection in late summer or early autumn gives you a clear picture of exactly what your roof needs before the weather makes it difficult, dangerous, or expensive to deal with.
What a proper inspection covers — from the ground, from a ladder, and from inside the attic where accessible — is the full condition of the roof surface, the flashings, the ridge and hip mortar, the gutters and fascia, the chimney stack, any flat roof sections, and the sarking felt or membrane beneath. A thorough inspection takes about 45 minutes and gives you a written assessment of everything that needs attention and in what order of priority.
The reason to do this in August or September rather than waiting until a problem appears is threefold. Roofing companies fill up quickly after the first significant autumn storm — the homeowners who get the call-outs in November are the ones who booked in September, not the ones who call after the damage has happened. Repairs carried out in dry summer conditions are done better and last longer than emergency waterproofing done in horizontal rain. And most importantly — a €200 repair identified in September is frequently a €1,500 emergency repair identified in January.

Important: Never attempt to inspect your own roof by climbing onto it — particularly in late summer when moss and lichen on the surface can be extremely slippery. The ground-level checks in this guide are safe for any homeowner. For anything that requires getting above ladder height, contact a professional.
You don’t need to get on a roof to carry out a useful visual check. A pair of binoculars and 10 minutes on a dry day will tell you a great deal about the condition of your roof before anyone sets a ladder against the wall.
Missing or visibly displaced slates. Any gap in the slate covering is a direct entry point for water. Even a single missing slate allows wind-driven rain to get under the surrounding slates and into the roof structure. If you can see a gap from the ground, it needs to be addressed before winter.
Slates hanging at an angle. Slates that have slipped downward but haven’t yet fallen off are held by corroding nails that are on the way out. They will come loose in the first significant wind. More slipped slates in one area than another indicates localised nail fatigue — a sign that the roof may be approaching end of life in that section.
Cracked or broken slates. Hairline cracks aren’t always visible from the ground but broken slates usually are. A broken slate is an immediate repair — water will find it.
Moss or lichen coverage. Heavy moss growth — particularly on north-facing slopes — retains moisture against the slate surface, adds weight, and accelerates the freeze-thaw deterioration of the material beneath it. Significant moss coverage before winter means more damage by spring. It also blocks water drainage and contributes to gutter blockages.
Lifted, cracked, or missing tiles. Concrete interlocking tiles lift when the nibs that hook them onto the batten corrode or break. A tile that has lifted even slightly is vulnerable to wind uplift — in a named Atlantic storm, a partially lifted tile can be removed completely, leaving the section beneath exposed. Check for any visible gaps or displaced tiles across the full roof surface.
Ridge tiles that look loose or have gaps in the mortar. The ridge tiles at the apex of the roof are held by mortar that erodes over time. Loose ridge tiles in autumn become flying ridge tiles in a winter storm. They also allow water into the very top of the roof structure where it can track a long way before appearing as a leak. This is one of the most common repairs we carry out on Cork properties every autumn — and one of the most straightforward to fix before winter if caught in time.
Chalky or patchy appearance on the tile surface. Concrete tiles lose their surface coating as they age. When the coating is gone the concrete absorbs moisture heavily — which dramatically accelerates freeze-thaw deterioration and moss growth. A roof with widespread surface coating loss is telling you it’s approaching end of life regardless of its age.
The chimney is the single most exposed part of any roof and the most common source of leaks on older Cork properties. From the ground with binoculars, check for:
Crumbling or absent mortar joints between the bricks. Mortar joints that look dark, recessed, or absent entirely indicate significant weathering. At this stage water is getting into the joints every time it rains and freeze-thaw is actively widening the gaps. This needs attention before a Cork winter — left until spring, what was a re-pointing job can become a partial rebuild.
Lead flashing that has lifted or pulled away. The lead flashing at the base of the chimney — where the stack meets the roof — is one of the most common failure points on Cork properties. Look for a gap between the lead and the brickwork, or flashing that appears to have cracked or corroded. Any visible gap here is allowing water to run directly between the chimney and the roof.
A leaning or cracked chimney stack. Any visible lean, tilt, or crack in the stack itself is a structural safety issue. In the high winds that Cork regularly experiences through winter, an unstable chimney stack is a hazard to anyone below. If you can see movement or cracking in the stack, get it inspected immediately.
Missing or cracked chimney pots. A cracked or missing pot allows water to enter the top of the flue directly. For unused chimneys, this is particularly problematic because there’s no heat rising through the flue to dry out the moisture that enters.
Gutter maintenance before winter is not glamorous but it is one of the most impactful things a Cork homeowner can do to protect their property. Blocked gutters in Cork’s high-rainfall winter cause water to overflow and run down external walls, back up under roof edges, and in serious cases force moisture into the roof structure and wall cavity.
Remove all debris — leaves, moss washed off the roof surface, twigs, compacted silt — from every gutter section. This is a job best done from a ladder with a gutter scoop or garden trowel, working along the gutter toward the outlet. Once the solid debris is removed, flush the gutter with a hose from the far end and confirm the water flows freely to the downpipe outlet without pooling.
Check the downpipes separately. A downpipe can appear clear at the top while being completely blocked by compacted debris lower down. Flush each downpipe from the top with a hose and confirm the water exits cleanly at the base. A downpipe that gurgles, backs up, or drains slowly has a blockage that needs to be cleared before the heavy autumn rainfall arrives.
Properties with overhanging trees need gutters checked twice — once in late summer before the leaves fall and once in November after them. Autumn leaf fall can fill a gutter completely in a matter of weeks. If your property has significant tree coverage, consider gutter guards — we fit these across Cork and they dramatically reduce the frequency of clearing needed.
With the gutters cleared, check their physical condition. Look for joints that have separated or are leaking — rubber seals dry out and fail over time and a leaking gutter joint through a Cork winter will cause green algae and black mould staining on external walls at a minimum, and wall saturation at worst. Check that brackets are secure and the gutter sits at the correct angle toward the downpipe — a gutter that has sagged will pool water rather than drain it, which accelerates the gutter’s own deterioration and causes overflow even when it isn’t blocked.
Check the fascia board behind the gutter brackets while you’re at ladder height. Press gently on the fascia in several places — it should feel solid. A fascia that feels soft or spongy, or that is visibly cracked or peeling paint extensively, is rotting behind the gutter. A rotting fascia cannot adequately support the gutter fixings and will eventually cause the whole gutter section to pull away — usually in a winter storm when the gutters are full of water.
Ten minutes in the attic with a torch before winter is one of the highest-value checks any Cork homeowner can make. The attic reveals roofing problems that are completely invisible from outside — and catching them before winter rather than after is the difference between a manageable repair and a structural problem.
Water stains on the rafters or sarking felt. Brown or black staining on the timber rafters or on the underside of the felt membrane indicates water ingress — either current or past. Fresh staining that appears wet, or staining that has appeared since you last looked, indicates an active problem that needs immediate attention before winter rainfall worsens it. Old dry staining that hasn’t changed may indicate a problem that was repaired — but it’s worth noting its location and checking it again after the first heavy rain.
Daylight visible through the roof surface. Do this check with the attic light off. Any pinpricks of daylight coming through slates or tiles indicate gaps in the roof covering. Water will find the same paths that daylight does.
Sagging or torn sarking felt. The membrane beneath the slates or tiles is your roof’s secondary waterproof line. Felt that is sagging dramatically between the rafters, torn, or crumbling is failed felt — and on most Cork properties built before 1990 it has almost certainly reached end of life. Failed felt doesn’t mean the roof is leaking immediately, but it means the roof is relying entirely on the outer slates or tiles for waterproofing with no backup layer. Going into a Cork winter in this condition is a risk.
Mould or condensation on the roof timbers. Black mould on the rafters or ridge board can indicate either water ingress or inadequate ventilation — both of which need addressing. If the mould is accompanied by significant condensation on the felt, the issue is more likely to be ventilation than a direct roof leak. Either way it’s a problem that deteriorates through a damp winter.
The condition of the attic insulation. While you’re up there, check that the attic insulation is in good condition and at an adequate depth — the SEAI recommended standard is 300mm. Insulation that has been wet, compressed, or is visibly aged is performing below its rated value. Pre-winter is a good time to assess this given the SEAI grant of up to €2,000 currently available for attic insulation upgrades.
If your property has a flat roof — on an extension, a garage, a bay window, or a dormer — give it specific attention before winter. Flat roofs are more vulnerable to the specific combination of Cork’s high rainfall and temperature cycling than pitched roofs, and flat roof failures almost always announce themselves through the ceiling below at the worst possible time.
Check the drainage outlets first. The outlet where water drains off a flat roof is the first thing to get blocked — by leaves, by moss washed across the surface, by debris accumulating around the grate. A blocked flat roof outlet causes water to pond on the surface. Ponding water accelerates membrane deterioration from above while condensation attacks it from below. Clear every outlet and confirm water drains freely.
Look at the surface of the membrane. From a safe vantage point — a first floor window, a ladder to the edge — look across the flat roof surface. Blistering or bubbling indicates air or moisture trapped beneath the membrane. Visible splits or cracks — particularly around the edges and at upstands where the membrane meets a wall — are active failure points. A surface that is heavily cracked, cratered, or shows widespread deterioration is a flat roof that is at or past end of life.
Check the age if you know it. A single-ply felt flat roof more than 12 years old is at or past its expected lifespan in Cork’s climate. If it’s on an extension that was built in the early 2000s or before and hasn’t been replaced, it’s living on borrowed time. Replacing it now in dry conditions costs significantly less than dealing with the water damage after it fails mid-winter.
The value of the checks above is what you do with the information. Everything you’ve identified — a slipped slate, a loose ridge tile, a leaking gutter joint, a lifted chimney flashing — needs to be fixed before October.
Here’s why October is the cut-off. The first named Atlantic storm of the season typically arrives in October in Cork. Ophelia, Brendan, Barra — every year brings at least one significant weather event between October and March that exposes every weakness in an unprotected roof. By the time a storm is forecast there are no roofing appointments available. Every Cork roofer is fully booked dealing with emergency call-outs from people who didn’t get the work done in time.
The homeowners who get their roof sorted in August and September have their pick of appointment times, their work done in good conditions, and a properly finished job rather than an emergency waterproofing measure. The homeowners who wait until October are joining a queue.
If budget means you have to prioritise, here is the order we would recommend for a Cork property heading into winter:
First — anything that is currently allowing water in. An active leak or an obvious gap in the roof covering is the highest priority regardless of anything else on this list. Water already getting into the structure will cause compounding damage through every week of winter rainfall.
Second — chimney flashings and mortar. The chimney is the most common source of winter leaks on Cork properties. A failed chimney flashing or crumbled mortar joints are the repairs most likely to become emergency call-outs in a winter storm.
Third — gutters and downpipes. Blocked or failing gutters cause more secondary damage to Cork properties than almost anything else. The cost of gutter maintenance is low. The cost of the damp damage it prevents is high.
Fourth — ridge tile repointing. Loose ridge tiles are a safety hazard as well as a leak risk in high winds. This is a straightforward and relatively inexpensive repair when done in advance — significantly more expensive and disruptive as an emergency job after a storm.
Fifth — flat roof assessment. If you have a flat roof that is approaching or past its expected lifespan, get it assessed before winter. An EPDM or GRP replacement done in September is done properly. The same job done as an emergency in January in horizontal rain is not.
When Met Éireann issues a Status Orange or Red weather warning for Cork — which typically happens several times between October and March — there are a few practical steps worth taking in the hours before the storm arrives.
Clear gutters if they haven’t been done recently. A storm delivers enormous volumes of water in a short period. If gutters are partially blocked going into a heavy storm, they will overflow.
Move anything from the garden that could become a projectile. Garden furniture, trampolines, plant pots, and bins can all cause damage to roofs, windows, and neighbouring properties in high winds. Secure or move them before the wind picks up.
Know where your stop cock is. If a roof leak develops during a storm and reaches electrical fittings, you need to be able to turn off the power quickly. Know where your fuse board is and which circuits cover the affected area.
Have a bucket and towels ready. If water comes through a ceiling during a storm, the immediate priority is containing it. A bucket under the drip and towels to contain the spread limits damage while you wait for conditions to allow a proper inspection and repair.
Don’t attempt emergency repairs during a storm. A wet roof in high winds is one of the most dangerous places in Ireland during a weather event. If your roof is damaged during a storm, make the interior as safe as possible and call a professional as soon as the weather allows. Emergency temporary waterproofing done safely after a storm is far better than a DIY attempt during one.
Once a storm has passed, a quick assessment of any visible damage helps you prioritise what needs professional attention first.
Check from the ground for obviously missing slates or tiles, displaced ridge tiles, or debris on the roof surface. Do not go onto the roof yourself — surfaces are wet, potentially damaged, and unstable after a significant storm.
Check the attic for any new water staining or active drips that weren’t present before the storm. Note the location carefully — this helps the roofer identify the entry point quickly when they attend.
Photograph everything. If you’re making an insurance claim for storm damage, photographs taken immediately after the event — with timestamps — are invaluable. Photograph the external damage from the ground, any internal water ingress, and the wider context of the storm’s effects on the property.
Call your insurer if the damage is significant. Most Irish home insurance policies cover sudden and unforeseen storm damage to the roof structure. Report the damage promptly — insurers typically require notification within a reasonable period of the event.

It depends on the material and the maintenance history. A 25-year-old natural slate roof that has been maintained periodically is not a concern. A 25-year-old concrete tile roof with no maintenance history is approaching end of life and deserves a professional assessment before winter. A 25-year-old single-ply felt flat roof on an extension is past its expected lifespan and should be replaced proactively. Age without knowing the material type and condition tells you very little — a professional inspection gives you the specific picture for your property.
Yes — many types of repair can be carried out in winter conditions. Slate and tile repairs, ridge repointing, chimney work, and gutter repairs can all be done in most winter weather conditions in Cork. GRP fibreglass flat roofing requires dry conditions above a minimum temperature and is best avoided in winter — which is another reason to address flat roof issues before October if possible. Emergency waterproofing can be carried out in almost any conditions to protect the property while permanent repairs are arranged.
From 15 years of call-outs, the most common winter emergencies we attend in Cork are: chimney flashing failures following the first significant frost, ridge tiles loosened by summer deterioration coming off in autumn storms, flat roofs on extensions failing after the first heavy freeze, and gutters pulling away from the fascia under the weight of storm water in blocked systems. Every single one of these is a repair that could have been identified and fixed in August at a fraction of the emergency cost.
Ideally both — once in late summer to clear moss and debris accumulated through the year, and once in November after the autumn leaf fall. If you can only do it once, November is the more important timing for Cork properties — the heaviest rainfall typically arrives from December onward and a gutter full of autumn leaves going into that period will cause problems. If your property has overhanging trees, gutter guards are worth considering — we fit them across Cork and they significantly reduce the clearing frequency needed.
