
Flat roofs don't always fail dramatically. More often, problems develop gradually — which means they can go unnoticed until water damage has already taken hold inside. Here are the most common warning signs:
Pooling or standing water. A well-installed flat roof should drain within 48 hours of rainfall. If water is sitting in puddles days after rain, the drainage is blocked or the roof has developed a low spot — both of which accelerate deterioration.
Bubbles or blistering on the surface. Air or moisture trapped beneath the membrane causes raised bubbles. These are weak points that will eventually split and let water in.
Cracks, splits, or tears. Old felt systems become brittle over time and crack at the edges, around flashings, or across the surface. Even small cracks can allow significant water ingress.
Water stains on the ceiling below. If you're seeing damp patches, brown staining, or peeling paint on a ceiling that sits under a flat roof, the roof membrane has likely already failed somewhere.
Visible shrinkage or pulling away at edges. EPDM and felt can shrink as they age, pulling away from upstands, parapets, and flashings — leaving gaps for water to enter.
Age. A standard felt flat roof has a lifespan of around 10–15 years. GRP fibreglass lasts 25–30 years and EPDM rubber 40–50 years. If your roof is approaching or past its expected lifespan, a professional inspection is worthwhile even without visible symptoms.



GRP Fibreglass — The Most Popular Choice for Cork Extensions
GRP (Glass Reinforced Plastic) has become the go-to choice for residential flat roofs across Cork over the past 15 years, and with good reason. It's applied as a liquid resin that cures into a seamless, rigid surface — with zero joints, meaning zero weak points for water to find.
For home extensions, dormers, bay window tops, and garage roofs, GRP is ideal. It's tough enough to walk on, UV-stable so it won't crack or discolour, and can be finished in a range of colours. A properly installed GRP roof carries a guarantee of 25 years or more.

Unlike felt systems, EPDM stays flexible in freezing temperatures and doesn't crack or brittle with age. It's laid in large sheets, which minimises the number of joins, and it bonds exceptionally well to existing substrates — making it a smart choice for full flat roof replacements where long-term performance is the priority.

Modern torch-on felt is a world apart from the single-layer felt used in older builds. Today's torch-on systems use polyester-reinforced bitumen membranes applied in multiple layers, giving a robust, flexible waterproof seal that performs well in Cork's wet climate.
It remains a cost-effective solution for garages, sheds, and outbuildings, and is often the best option when repairing or re-covering an existing felt roof that has reached end of life.
