1. Damp patches on walls or ceilings near the chimney breast The most common way a chimney leak presents itself inside the house. Water getting in through the stack or flashing works its way down through the structure and appears as staining or damp on the chimney breast wall — often on an upper floor. It's frequently mistaken for a plumbing leak or general damp when the chimney is the actual cause.
2. Mortar or grit appearing on the patio or driveway If you're finding small pieces of mortar or grit around the base of your house, particularly after periods of rain or frost, your chimney mortar joints are breaking down. This is a clear sign that re-pointing is needed — and the sooner the better, because once bricks become loose the repair becomes significantly more complex and expensive.
3. Crumbling or missing mortar between the bricks Visible from the ground with a pair of binoculars. Mortar joints that look dark, recessed, or absent entirely indicate significant weathering. At this stage water is getting into the joints and accelerating the deterioration every time it rains.
4. Staining or efflorescence on the chimney stack White salt deposits on the surface of the brickwork — called efflorescence — indicate that water has been penetrating the stack and carrying dissolved salts to the surface as it evaporates. This is a reliable indicator of ongoing moisture ingress.
5. Lead flashing that has lifted, cracked or separated The lead flashing at the base of the chimney — where the stack meets the roof — is one of the most common failure points on any Cork property. Flashing that has visibly lifted, cracked, or pulled away from the mortar chase is allowing water to run directly down between the chimney and the roof. This needs immediate attention.
6. A leaning or visibly cracked chimney stack Any visible leaning, tilting, or cracking in the stack itself is a structural safety issue and should be inspected urgently. In high winds, an unstable chimney stack is a serious hazard to anyone below.

Yes. Water in the fireplace usually means one of two things: either the rain is falling straight down the pot (which needs a cap), or the lead flashing has failed, allowing water to track down the outside of the flue. We can diagnose and fix both issues.
Yes, but it must be done properly. You can't just knock it down; you have to support the timbers and tile over the gap seamlessly. We frequently perform "chimney reductions" for customers who want to remove the risk of a falling stack and stop potential leaks permanently.

A chimney stack with badly deteriorated mortar joints is also a structural safety hazard. In the high winds that Cork regularly experiences, particularly in winter storm season, loose brickwork can fall. This is not a risk worth taking.
