When I’m called out to a property in Ballincollig, Inniscarra, or Glashaboy, the homeowner usually says the same thing: “Patrick, it was fine last year, but now the ceiling is damp.” To the untrained eye, a flat roof leak looks like bad luck. To me, it’s an autopsy. Flat roofs in the Lee Valley don’t just “fail”—they are slowly defeated by a combination of high-basin humidity, specific thermal shifts, and aging materials.
If you want to stop the cycle of “patch-and-pray” repairs, you need to understand the five technical reasons your flat roof is actually leaking.
In Cork and the Lee Valley, we get heavy, persistent rainfall that often “sits” on a roof rather than draining away. If you see standing water on your roof 48 hours after the rain has stopped, you have ponding.
This isn’t just an eyesore; it’s a structural threat. Standing water adds immense weight, causing the timber joists underneath to “dish” or sag over time. As the roof sags, the pond gets deeper, and the pressure eventually forces water through the microscopic pores of old felt or bitumen.
Unlike the coast, the Lee Valley and North Cork experience sharper temperature swings. During a typical winter day, a roof might go from a hard -3°C frost at 6:00 AM to 10°C in direct midday sun.
This causes Thermal Movement. Traditional torch-on felt is relatively brittle. As the roof structure expands and contracts, the felt can’t keep up. This leads to “alligatoring” (cracks that look like crocodile skin) or split seams. Once a seam splits, the high humidity of the valley air “wicks” moisture into your insulation.
This is the “silent killer” of Cork extensions. Many older roofs in Douglas or Bishopstown are built as “Cold Roofs”—where the insulation is placed between the rafters.
Warm, moist air from your kitchen or bathroom rises and hits the cold underside of the roof deck. It turns into liquid water (condensation) which rots your timber deck from the inside out. You might think you have a leak from the rain, but you’re actually dealing with a ventilation and insulation failure.
If you have an older bitumen roof, you probably have a silver or white coating on top. This isn’t just for looks; it protects the bitumen from UV degradation.
In the exposed hills around Glanmire, the UV levels are high enough to “bake” the oils out of the roofing felt if that silver paint has worn away. Once the oils are gone, the roof becomes brittle and cracks like old leather. If your roof looks “dull” or “black” instead of silver, the clock is ticking.
A flat roof is only as good as its edges. I frequently find that the “field” of the roof is fine, but the lead flashings where the roof meets the house wall have pulled away.
In the high-wind zones of the Lee Valley, “wind-uplift” can get under the edges of poorly secured felt. This lifts the membrane just enough to allow “capillary action” to draw water uphill and over the edge of your brickwork.
If your “autopsy” reveals any of the signs above, a simple patch won’t solve the problem. You need a system that is engineered for the Cork climate.
